How to Order a Project

If you have chosen one of our offered house projects, the order can be placed in two ways.
The simplest and most convenient way is to click on the project you like. When the window appears, press “Order” and follow the purchase instructions.
If you would like to make changes to the project, open the house project and click on the link “Make changes to the project.” The link is located next to the project floor plans. There you can change the layout of the walls, add or remove them, mark windows or doors, and make other desired adjustments. In the change window, you can describe your ideas. Afterwards, click “Send.” All submitted changes will be received by our specialists, who will evaluate them, determine the price, and then contact you.
The second way to order a project is by calling +371 29 361390 or writing to info@buvprojekti.lv.

If you place an order by phone or email, please provide the following information:

  1. Name and surname of the landowner (if there are several owners – their names and surnames).
  2. Place of residence.
  3. Contact phone number.
  4. Exact address of the land plot where the house will be built.
  5. Cadastral number of the land plot (found in ownership documents).
  6. A brief description of the project idea.

This information is necessary for preparing and sending a detailed project design service offer.

If you approve the submitted house design offer, we will arrange a meeting either in person at our office (K. Valdemāra Street 33-6, Riga) or remotely, to agree on the preferred structural materials for the project documentation.

During the meeting we will also agree on the details of the contract and draw up the design task, which will be handed over to our architects and engineers. Once the scope of design work has been agreed upon, we will conclude a contract for house design services.

Building Permit

The design process will proceed in the following order: we will prepare and agree on the floor plans, then continue with facade drawings. We will coordinate with you the height of the windows and doors, roof slope, and desired placement of the house on the land plot. This will be sufficient to complete the minimum composition design project (MBP).

If you cannot attend in person and would like to save time, all matters can be discussed remotely.

The MBP will be reviewed by the municipal building authority’s architect within a maximum of 30 days, after which a building permit with design conditions will be issued. This does not mean that construction may start immediately – the project must still be further developed with structural and engineering solutions.

Commencement of Construction Works

To start construction of the house, you will need a building permit with a note authorising the commencement of construction works. We will prepare all the necessary sections of the design project and order the documents required for completing the full design project (BP).

If you would like our specialists to organise the obtaining of the building permit, we will need the following documents:

1. Design specifications from municipal authorities and engineering network owners (orders can be placed via the construction information system bis.gov.lv or at the local municipal institutions, building board, etc.).

2. Land ownership documents.

3. Land boundary plan.

4. Building ownership documents (if there are buildings on the land plot).

5. Cadastral survey files of the buildings (if there are buildings on the land plot).

6. Consent of co-owners (if the land plot belongs to several owners).

7. Topographic plan of the land plot (can be ordered from surveying companies; valid for 2 years).

8. Geotechnical survey report (geology).

9. Authorisation to represent your interests in the construction information system BIS.GOV.LV.

We handle the obtaining of building permits throughout Latvia.
